Escape the Gulf summer
While Dubai, Riyadh, Doha or Kuwait reach 45 °C, Paros enjoys the cooling Meltemi wind. Direct flights connect the Gulf with Athens in around 4–5 hours, followed by a short domestic flight or ferry to Paros.

Golden Visa for you and your family
A qualifying property purchase can open the door to visa-free travel across the entire Schengen area (29 European countries) — for the investor, spouse, children under 21 and the parents of both spouses. Formally, this is granted via a renewable five-year Greek residence permit, which must be applied for and approved by the Greek authorities. No minimum stay is required.

Does a villa at Isterni Bay qualify for the Greek Golden Visa?
Paros is one of the areas with the higher investment threshold of €800,000. All four villas are priced from €1,450,000 and therefore exceed this threshold. The final eligibility check is carried out by our partner lawyers.
Which family members are included?
Generally the spouse or registered partner, children under 21 and the parents of both spouses can be included in the same application.
Can I travel freely within Europe?
Yes — holders of the Greek Golden Visa can travel visa-free within the entire Schengen area for up to 90 days in any 180-day period. It does not grant the right to live or work in other EU countries.
Do I have to live in Greece?
No. The Golden Visa has no minimum stay requirement — you can use the villa only in summer.
Can I rent out the villa?
Rental income is possible, but specific rules apply to Golden Visa properties, particularly for short-term holiday rentals. Our lawyers clarify the options for your case before purchase.
Do you support buyers living in the UAE, Saudi Arabia, Qatar, Kuwait or Lebanon?
Yes. Our recommended Greek lawyers are also based in Dubai, so documents, signatures and consultations can largely be handled from the Gulf.
When will the villas be completed?
Completion is planned for October 2027 — in time for the 2028 summer season.
